One of St Kilda’s last remaining flophouses is up for sale for the first time in 50 years

The 21-bedroom house has hit the market in inner south Melbourne for the first time in 50 years. Is this one of the suburb’s last rooms?

An opportunity has arisen to take over or redevelop one of the last remaining one bedroom flats in St Kilda.

The owner-operator of 38-40 Park St in St Kilda West bought the building nearly 50 years ago in 1973 and has run the 21 boarding facilities since then.

Kay & Burton South Yarra partner Grant Samuel said it also functioned as a room for several years prior to the seller’s purchase.

Although the date of construction is unknown, it is believed to have been built in the Victorian era around 1800.

The listing does not include interior shots, but the facade appears to be in worn but well-maintained condition, with remains of a terrace beneath the top-floor windows at the front.

In addition to the 21 rooms, there are three kitchens, three kitchenettes, three communal bathrooms and one communal laundry room inside.

“The longest-serving resident has been there for twenty years,” says Samuel.

He added that he had received inquiries from both people who wanted to continue operating the building as a room residence, and from people who wanted to redevelop the block.

The imminent sale comes just a few years after a number of flophouses in St Kilda closed down as they became hubs for drug deals, prostitution and fighting, among other things.

One of the most significant closures was the Gatwick Hotel on Fitzroy St, which sold for about $10 million in 2017 for the TV show The Block.

It underwent a major renovation at the stock exchange, during which the dilapidated residential complex was transformed into a glitzy apartment building.

The top-floor penthouse in the 34 Fitzroy St Building also hit the market in late April this year with a price tag ranging from $3.4 million to $3.7 million.

Mr Samuel and St Kilda Community Housing confirmed that there are only a few private rooms left in the area.
